This is just a reminder why screening tenants early on is KEY!

This is of course a very broad brush perspective, but I like to remind myself of this simple truth when approaching a deal.  

@Liam Goble thank you for pointing out a few details that remind me of some items I left out of my initial post....I have already received qualification with my lender of choice and they have agreed to lend the money with 20% down for a conventional loan...

Ah, that reminds me of another good one. 

I would have either discussed it with the tenant and followed up with a certified letter, or just send a certified letter explaining that it was excepted this time but will not be accepted in the future and reminding them of terms.

So far, all my rent houses are the same interior color so I always have spare paint on hand for touch ups.Look into kwikset smartkey locks for easy re-keying between tenants.One thing I have to remind myself is that I am not going to live there so I can scale down its finish out somewhat.... you do need to stay consistent with or slightly above your neighborhood in my opinion.
