Hi,I read  that one place to find motivated sellers is the court house... finding burnout landlord at the court house when they do the evictions.Does anyone have experience with that?

While trying to get motivated sellers, did anyone get some leads for Realtor business by finding people that wanted to list properties at retail price, but did not want to get rid of them with a quick sale? 

But for us middle class folk, I truly believe that investing in real estate is the one remaining way to build some true wealth.  

They buy nice buildings from motivated sellers.  

And then you become the middle man at the closing, and essentially Buyer#2 buys directly from Seller#1, and you get the remaining balance?

So i've done my research about motivated sellers. now my question is, what exactly is wholesale?

Better news yet- the owner who still held the mortgage asked us to pay early in exchange for a discount on the remaining balance of the mortgage.
