Do you use any app to keep track of their specialities or just rely on apps like thumbtack every single time?

I've purchased three 3-fam properties in the last three years all off the MLS ......Don't always rely on the existing rents either.

Condo regimes rely on those fees to pay hazard insurance, maintenance to common area items, and shared utilities. 

I is a big concern, but rely on the permits.

For any decisions about the property she should be relying on an appraised value, not the assessed value. 

Most lenders leave this calculation up to you and rely on you to provide them with realistic numbers.

Put notes on restrooms not to use or tape toilet and sinks.8> Do not rely on home warranty to unclog the pipe.

Don't recommend relying solely on an agent as they're out of the picture after the closing.
