Does % owner occupancy matter in condo refinancing?

So we have a condo in MA we want to sell. It is in a town that is very attractive to owner occupant buyers excellent school district etc. but this complex has low owner occupancy rates.   We think this 31%  owner occupant rate may impact buyer financing. We have considered owner financing but don't want to do it long term.  If the buyer were to refinance in a couple years does the percent of owner occupancy matter for a refinance?
