One thing to keep in mind is you should also make sure if works as a regular rental as well.

I have an account with Experian and for some reason they deleted one of my rental addresses from my profile , and now I've been trying to add it again , plus change another wrong rental address.I called Experian and they said I should contact my creditors  ( I have no mortgage) , and ask them to contact Experian with the correct addresses in the form of a letter.I have one bank account cc on file at Experian and they said I could contact them to do this (just a regular bank). 

Wanting to not hijack the other thread about RE agents - we are going to be looking at selling 2x houses, one of which is an under-performing $100-150/mo cash flow house that we think we have something like $50-85k equity, the other is a house that we think is worth $165-185k in a regular market that we own outright.We have been working with an agent for awhile, as investors.

And of course so many terms can change the rate but for a regular 30 year fixed Id say to find a lender lending between 4-5 is going to be your best bet, but somewhat average at that. 

I hear that I should only consider markets I can access physically on a regular basis or can visit many times to "learn inside and out." 

I've got regular lenders and hard money lenders if needed.

The goal should also be written down and studied regularly.
