Another option possibly if you'd like to keep the property and buy a new primary home: Look into refinancing your current SFR rental out of an FHA loan (hopefully to a lower interest rate for greater end return) and then you'd likely be able to take out another FHA loan on a new primary home.

The problem: If I refinance the other property that I have and add in the other portion needed to meet the 20% downpayment, I wouldn't be able to purchase a smaller / cheaper investment property for about a year or so, when the SF placed is seasoned and I can refinanced again or wait until we have enough savings. 2.

Not nearly as catchty.Though if a workout isn't possible, foreclosing, rehabbing, renting it out and refinancing would be an obvious backup strategy.I have seen some posts on BP before about recapturing the initial investment by selling partials.
