There is what you give to your accountant that gets reported to the IRS on a tax return and then there is an actual Profit/Loss Statement.  

confirm the policy is specifically for a non owner occupied rental, includes loss of rent/income cov, and $1m of liability minimum.

If you fail to return the list and later sue to recover your security deposit, a court may view your failure to do so as your agreement that the list is complete and correct.

Share your wins and losses so others can learn from your experience just like you have done.  

Depending how much you're owed you may want to consider writing it off as a loss and spend the time pursuing other ventures that are going to make you more money and not frustrate you.

A major inconvenience for me, a total loss for them.

@Enyi AjokuNot sure what your lease states 1. but In Colorado I have a no smoking addendum which states “no smoking in or around premises including but not limited to cigarettes, hookah, incense, marijuana, etc. any evidence of such are grounds for immediate eviction, loss of held funds and liability for damages.2.

Our attorney has said since we moved out before finding the leak we cannot claim loss of use compensation.
