I really do not want to hold up the house for a month or 2 to then find out buyer does not qualifyI thought to stop pushing that he qualifies also with my friend, but to include a clause in the contract that within 15 days from the bringing date he needs to provide a document  stating he is conditionally approved by an underwriter. did anyone ever do something similar?

But don't do what one of our friends did.In an effort to get them 'clean' before painting he power washed the roofing tile.But he did a nice job painting the vinyl siding after the cleaned sections of the roof had to be replaced.The paint on the vinyl siding held up well, the roof not so good.good luck & post b4/aft pics.

The estimate did include:Exterior:- New trim around windows- Repair of one window (glass was cracked, looked like a baseball strike)- Deck repair (there are two decks, one off the master suite and one larger deck off the dining room.... both need minimum of power wash and paint)- ~$1,500 in lawn care, shrub trimming, tree trimming (it was pretty bad but would look amazing with some care) (this was my estimate outside of the GC estimate)Interior:- ~$3,500 for demo (my GC actually thought $6k but hires it out to 1-800-Got-Junk and recommended that I could find a less expensive option.

There is a laundry room with washing machines, but the machines are actually owned by a company who services them, and only gives my friend a third of the proceeds.

However; the past few days have shown that nothing is going as it was described, and millions are losing coverage, while at the same time, huge numbers of people are being pushed into Medicaid in states like California, without enough doctors to treat them.I still think the location of the project we were working on will be marketable, I just don't think we could market it with the uncertainty right now.
