You can use a product like Stayfi to capture the guests names and emails to run off season marketing campaigns, but I don’t think there is a way for it to auto screen guests when booking.

Different banks have different products but generally, 4 and under is residential non commercial loan while 5+ is commercial.

Now that I’m dealing with the commercial, I have to double the amount of research and learning that has to be done, and a lot of the time I have a hard time finding commercial laws, etc. that being said, if you’re a successful business owner with 40 employees, hopefully you can afford carrying costs with vacancies if you need to slow down, or afford attorney fees to have a good real estate attorney on retainer to save you some research.

@Lilith M HaasI would have your plumber camera the line too and see if there is anything that can cause issues, it only cost me $200 bucks to check my lines to make sure there were no issues, we had serious issues with ours and replaced the lines and added clean outs, had them recheck after a year for piece of mind and was all good, no issues for 2 years now but we have in our lease no lady products or wet wipes down the toilet, and if there was a clog and these items were found that the tenants would be responsible for the bill.

As far as timing if you can do it now then great since I assume this is the slow season in NE, but if it really is that big of a delay then don't worry about it so you have time to really plan and make sure you knock it out quick.
