Here is the piece you can hang your hat on and show the renter:"Prohibits landlords from treating unpaid rent and charges as an enforceable debt, unless the landlord demonstrates by a preponderance of the evidence to a court that the resident was offered, and refused or failed to comply with, a reasonable repayment plan that was reasonable based on the individual financial, health, and other circumstances of that resident.Note: All rent payments delayed through this moratorium will still be owed but a landlord must offer a tenant a reasonable repayment plan to enforce any collection of that debt."

I hate owing money. 1) money you don’t pay in interest is more income, even if it goes to Loan pay down instead of cashflow. 2) if you need that $150/mo to afford to invest in real estate, you can’t afford to invest in real estate.

The agreed to service will be rendered and should be paid for and if that is not possible, then the amount owed is to be amortized.The landlords who are signaling to their tenants that they don't require full rent or any rent- are in for a rude awakening in the coming months.

I just read a real estate agent agreement in AZ that says that if I back out anytime within 6 months, I owe the complete commission anyway.
