My experience with long distance investing was not good with Stockton ( PM's were bad in addition to lack of knowledge of market and we were able to get out quickly to prevent bleeding) but farming will be a different ballgame.

Handling Repairs: I believe the homeowner could be compensated either by reducing rent and/or by providing additional equity for the repairs that were made.Passive investor rights: Ability to refuse unneeded repairs or at least not pay and prevent homeowner from selling house without consent.Monitoring house: The home would be appraised/inspect periodically.

We decided to give them all their rent/security deposit back to get them out right away, but of course, they left a parting gift of a dirty house (they had 4 kids), a washcloth flushed down the toilet causing a major clog for the plumber to clear out, and a week's worth of water/sewer/electric/gas bills.
