If you're wanting to purchase several smaller properties then try to have them under contract before your sale even closes so you can close on your purchases during the 45 day period. 

But clearly it is overpriced if it has been on the MLS for an extended period of time.

Can I put specific time periods on the listings, I'd rather rent it for the entire month to one family. 

As you know that can be involved and is often a stressful time so identify specifically who will (or won't be doing) during that time period will be important and may sway the equity split.

Apparently, with a BRRR, you have to wait the seasoning period with tenants before you can refinance.

So if I choose not to have an option period for the purchase of a property but instead choose to have an inspection period, and I dont pay any fee for that period, then even though the state contract says that a fee is needed for an option period, does the state say that the inspection period I got is the same as as an option period, and since no fee was paid, the inspection period was not a part of the contract?

Many methods will not return that original investment any time soon.. it will be out there working for you, but could cease to be liquid for long periods of time.So visualize your money going into each of the methods you have mentioned and tell me what you would see playing out over the next year or so.

@Todd Kozak its 9-3, what does your state say about grace periods.

Due to my credit score, mines is variable and matches whatever the current prime rate is currently 3.25%. 5% is not bad if you can get it fixed for a period of time, maybe 10-15 years.
