Been meaning to do this for a while but my full-time job has recently required much more time.So, after much debate and time researching different types of options for money (thank you all for your input) an idea I hadn't thought of before popped into my head. 

Also a lot of the people that work there are mom and pop shops that are very hard for long-distance owners to find and appropriately manage.

If fees popping up is not informed on the front end, that's being shady and a red flag for sure.

I’m too millennial for phone calls, but another deal has popped up closer to home that I’m investigating now, so this one is on the back burner.

Boy is it fun to bring back a thread like this from the dead - look back over the last twelve months and see that rents popped something like 20% in the Inland Empire  - people got both cash flow and a whole lotta appreciation.As for the next twelve months - who knows. . .
