HML - 90% downpayment, 13.75% 6 month payback period, interest only Personal loan - 13.875% no money down, paying interest and principal.On a 30k rehab loan with 7 year term, I'd pay $555/mo ($355 in principal pay down and $200 in interest). 30k increase in my HML would result in $343 increase in monthly payment So the choice is: Pay down personal loan, lose more money out of pocket till refinance, smaller DP on HML VS lose less money, larger DP, and having to pay full amount later. 

The asset was originally built in 1968 and features 34 one-bedroom units, 28 large two-bedroom townhouses, and 6 large three-bedroom townhouses.

I have the more would have should have stories I owned a number of properties in the bay area that I bought some for under 100k and one for as low at 12k in East Palo Alto :) Oh well if I kept those I would never have found bigger pockets..

Do all of your calculations with the actual rent for the other three units.

We are definitely a military-friendly community with the three Air Force installations plus the Army base.

I LOVE Bigger Pockets and this is actually my second time getting on this site (I have since matured, got my licenses, and realized how serious investing is) and I have been reading and listening to as much as I can.
