To really contribute here, I think my best bet is to try to remember:a) Not everyone knows what I know-- no matter how basic-- and to try to share detailed information on what I've done as time permits and,b) Remember that it's not just about the nuts and bolts and the how-to, but about keeping the right attitude, and bearing in mind that my own unique way of looking at something and my own attitude and approach to life may be as big an eye-opener to another person as all the specific techniques, and strategies I use.Thanks for your time and have a wonderful biggerpockets dayDitto :beer:

The contract does, however encourage the birddog to stick around and do extra work to make the deal more profitable (like finding a local contractor that won't take me to the cleaners).

Little did I know I had just discovered something that was going to not only fool every appraiser afterward into documenting they were corian, but would have me making a little extra money cuz no one else does it.I secretly also outside the other company refinish and turn formica cabinets into WOOD cabinets.

I worked extensively with a big time REI guy here in Tucson and was very hot and heavy to buy my first home but have decided to hold off while the values keep slipping in our area.I still have a very strong interest in securing some properties domestically in the next year or two, specifically income producing properties.Beyond that I am always open to any extra streams of income (legitimate ones) so hopefully I can find some info here on markets I may not have investigated yet.

Subject-to deals, lease/options, short term flips where you do not close, joint ventures with other investors who can qualify are all possible strategies.Or you can just find one investor who needs extra help pounding nails and work with them on projects.

Buildings with doorman and other things are going to have higher HOA and maybe higher rents which are not high enough to cover the full extra cost.John Corey
