I worked full time, college full time, landlord part time and military "part time" It really comes down to "How much do I want this goal?"

We are working through the permit process in Galveston right now so jury is still out.

My biggest concern is I already have a good deal of debt from college, about 100k, is that something I should get rid of before investing?

Had I done more of than right after college I'd own more rental properties and be confidently flipping a few in my market.

And sure enough, because I'm renting to college students and they are still babies, one clogged a different toilet today and has been texting me. 

Wanted to see there was any advise on building student housing for the college which is near by. 

Another one was 7 units for $2m. near the college.

And it takes a city or county that is new construction friendly (easy permitting, low impact fees, reasonably priced building lots, etc).

The issue I am running into is that I am now in college and not employed , when they hear that it’s almost an instant no which doesn’t really make sense to me because it’s obvious the mortgage payment is made from the rent.

I am in college studying accounting, I work in a restaurant and as a German teacher making $2000 a month, my credit started 6 months ago and is 690.
