If they claim they can't afford it, you may consider letting them make payments over a 90-day period but I wouldn't stretch it beyond that.

@Maneesh Joshi in that case, i would just look up a different SF agent in Philly. there is no reason they cant cover you if you are actively looking for tenants. vacancy would only come in to play if you knew it was going to sit vacant for a long period of time

Just never tell them what you are doing.Another way was to do a "Lease Option", a set of two documents that makes you a renter for a period of time and you then have the option to purchase at a certain price.
