What you don’t get is asset protection from creditors/lawsuits, but you may not have gotten that anyway depending on your state and a good umbrella insurance policy can perform a similar function for many people.

-PASSIVE INCOME: income that would continue to generate if you died; includes rental income, royalties, and income from businesses, investment partnerships, and LLCs where you do not materially participate; not subject to self employment tax but may be subject to net investment income (NII) medicare tax; Can label yourself as a real estate professional to allow passive losses to be deducted and to avoid NII tax on rental income; If you write a book and receive royalties, that income is passive and not subject to self-employment tax; But if you write several books and consider yourself a writer, then you are materially participating and that income is earned income and subject to self employment tax; The IRS does not allow you to use passive losses to offset your active or portfolio income.

You are not going to have a great location for low-mod housing unless you build it.Pick areas that are clean, that don't have a bad reputation (check police calls).Selecting properties one at a time, IMO, really is about location and functionality more than style or amenities, you want a safe, affordable and sound structure.

One, it increases the functionality of the home greatly, tenants appraciate being able to use all their windows. 2, comfort factor, new vinyl windows are more secure and address the concerns of your tenants as well. 3, I always upgrade to energy efficient windows, its $30-$50 more a window but in my experience it pays off. 4, with the efficiency and functionality your tenants are happy and are saving good money on utilities.
