I understand, most big national lender would not entertain you.But local credit union and small lender is possible to work with you, different bank has their own underwriting guidelines, so talk to them for every case before you build your plan/reputation.

We are considering a house purchase, and inspector recommended the following:**Ground the electrical outlets in the bedrooms**Install GFCI's in the kitchen, baths, and outdoor outlets.The seller does not want to do it since "the house was built in 1980 and it was built up to code back then".I was thinking about getting a quote how much this would cost and deduct it from the purchase price...

I'll throw this out there in case anyone thinks it should also be in the mix with the other projects.I have a large-acreage rural tract in an area with moderate seasonal tourist population demand for outdoors activities (hiking, camping, hunting, etc.) that I'd like to explore developing in the following ways:D1) Rebuild uninhabitable existing home as LTR, STR, and/or family vacation home and a place for someone in the family (maybe myself) to retire eventually.
