Not 100% sure about how the intricacies of the market differ from that of Orange County.

But I didn't sell SFRs, I had a leg up on most agents (as I can articulate highly complex ideas) and my niche is still completely open and untapped.If I were to do it again, I would have skipped brokering, and been a principal from the get go.

Preferably Orange, Osceola, Seminole & Polk Counties.

You're comparing apples to oranges.

Without that you're comparing oranges to apples.

So the rent is the return on $70... and 27.5 years later, you have a land worth $30.....So any ROI  based on full purchase prices is comparing apple vs. orange....That said, I dont recommend buying in bay area at this price level... 

Sorry, back to the question, what is the range of lending, what's the market, what are your underwriting guidelines, what LTV do you expect to loan at, do you loan to any jake leg that can fog a mirror or do you require experience and a track record?

Sounds to me like we are getting apples and oranges here.
