Plus Joe is incredible, and even if he does pitch something, I'll take it to gain all the rest of the value from the conference.I'll be at the MFIN conference in Houston, also 98% pitch free (break out sessions are basically advertistments from the sponsors masked by value-add presentations).

I trust them but still wouldn't want to take full responsibility for the mortgage without any legal protection.Our lawyer suggested that we talk to lenders (in progress) and get under contract before officially forming the partnership LLC.

Same with the roof, so neither of those seem like major issues to me.For me, unless you need the cash badly or have a better spot to put it immediately, while you've made a great investment so far, this seems to be only more of a home run the longer you can keep it, especially if you've already upgraded most of the rest of the house.

I invested in a development project a few months ago that is expected to start paying quarterly returns in Q3 of 2020 so I guess you I could consider that my 1st deal but I am looking more towards a flip or BRRR opportunity as an official 1st.

Only one unit is being leased out right now and it is the 3/2 that is upstairs for $535/m which is severely under market, we estimate the market rent to be about $1050/m each 3/2 and $750 for the 1/1 but the rest have to be finished out to be rentable.

@Lee Arnold I get it that sometimes people need a good kick in the butt to get them started, but personally I am more the type that decides I want something and don't stop until the pile of bodies jams the wheels, then I'll get out and walk the rest of the way.
