We're starting to see a lot of bidding wars at the lower price points... had one Downtown on a condo this past week.

In fact, sales are skyrocketing currently with most homes getting 15%-30% over the list price in huge bidding wars.

Lately, since Colorado is the new California, we are now in low supply market where prices are rising fast and anything that is good has huge bidding wars and people paying way more than the property is worth.

After a year or two of making $400/mo for the rental i realized that it wasn't sustainable (just like others have said) and cashed out the equity and have since used the money for my real estate war chest.  

I'm interested in your experience if you have purchased an existing STR that has numerous 5 star reviews, super host status, and higher rates and occupancy than other houses in the neighborhood? 

Are there numerous ways to finance bitcoin purchases?

I just want to stay away from an area that is a war zone, super high crime.

Have they listed it low in order to generate a bidding war? 

Between the high prices, multiple cash offers, and bidding wars-I'm unsure of whether to start now with a small down payment, or wait to start with a conventional loan?
