If your carpet is more than 4 years old, it doesn't matter how many stains they put on it, you can't charge them (and have it hold up in court).Holes in the wall bigger than a small nail hole can be charged for patching.

That way when you go to court for an eventual eviction you have everything backing you up showing he has been non-compliant and if he really wasn't impacted by COVID that will be the nail in his coffin.Sorry for the long response, just trying to help from someone who's in a highly pro-tenant state.

I don't believe a permit was ever pulled for this.I was going to fix it up to make it safe for use again (it has exposed nail points on the underside of the roof, and the floor is sagging in some areas).However, what I'm wondering is: even if I fix it up, and a tenant gets injured in there anyway (trips and falls) and sues me, will my insurance deny liability coverage anyway, if they find out it doesn't have a permit?
