I don't think we will ever have enough "doors" to replace an income in this time frame, but we would like to get to 5 doors in the next 5 years which we would sell in 10-15 years to help supplement our retirement income.  

There are benefits to using the LLC, holding company, or trust, but they all come with costs and add complexity to your life that is often unwarranted.

Even if it is just a walkaround and not measuring anything; the contractor should be there if you are new to this to give you an estimate..

Your requirements to defer all tax are to purchase at least as much as your net sale and use all of your net cash in those purchases. 

I think you really need to work with an agent based on what I am reading between the lines in your post.
