So, my take is that I would of listened to their complaint, done my best to interact with them in such a way that they knew I wasnt going to change anything, and have them think I was on their “side” ,,,, then I would end up by “ allowing” them to decide to move out and find a “better” housing match.

I did not see any distinction between adults or children when someone is considered as an occupant (other than 12 months or younger) they don't count, or at least here in MA.

She left but I had to pay to remove garbage/debris she left, I had some cleaning/wall repair/painting to do, she didn’t match the heating fuel, she ran up the water/sewer bill, and she broke the lease so I filed in civil court for under $160 and we will have a hearing on 1/4/19 (she elected to defend against the judgement so I am anxious to see what she has to present).

I use new credit cards with miles bonuses for rehab, then I pay them off when I refi the house (or sooner with cash)I would not recommend using a credit card to pay for a reno unless you have the cash to match and you're only doing it to limit cash out exposure or looking to grab bonuses.
