For a retail plaza, want to make a floor plan, Microsoft Visio any good?

Have you guys noticed the turn around in the last few years & how our new police chief & mayor are taking massive action to get this city back in order?

Cap rates for the single tenant net leased market remained near historic lows for retail, office and industrial sectors in the first quarter of 2013.

Most properties we see now are at retail prices.

Of the other 60%, about half get sold to a retail buyer and we collect a small referral fee and the other half end up getting foreclosed on.So, the math gets a bit more complex than just responses and conversions.I'm guessing that you'd also likely find different profit levels from these two example groups above (absentee owners and short sale candidates), not to mention variation based on location, types of property, amount of rehab, exit strategy, etc.And that doesn't even touch on the other target groups you might mail to (homeowners with equity, NOD, purchasing redemption rights, etc).So, yes, using statistical averages to determine how many letters to send and how much you should expect to make from a particular mailing (or set of mailings) is a great thing.

Master Leases and Master Lease Options.Traditional purchases with bankers cash include SFRs, Multi Family, Retail, Storage, small apartment buildings, etc.There are others such as Discounted Note Flipping.

Massive action pays off!

For a retail sale, they are probably a good thing.

A few are retail deals being an agent (which made me more money than the average wholes ale deal) where I also represent other investors simply looking for deals. 

I have a background in retail sales (very sucessful) but hated the hours (nights, weekends,  holidays stuck in the same building. ..)
