I'm wondering if there are any social service agencies that might help with this.

Also, I recommend placing it on zillow for rent; it won't cost you anything and the audience is far larger and mainstream than craigslist (which still scares some folks).Don't lower your price further...change your marketing approach from quiet and cozy - to  stunning Dean Lake access home, with garage and large lot for enjoying the great out-and-indoors.  

You can shop local and regional lenders but small balance agency loans will be your best bet for long term financing.

I see this a lot....Once this information is received by us, our job is to thoroughly underwrite it to make sure that the deal makes sense for you and for your company, in addition, it helps us to determine which lender we would go to (agency, bank, hard money etc.). 

You can bring on someone who has been part of larger deals to your "team" and give them a piece of the pie to further strengthen your chances of getting lending from a bank or agency.

(I have had many agencies call asking if they could list my property, and I have turned them down hoping I’d sell it on my own.)
