I have been working full-time RE,  BRRRR method on single-family homes in my local area for the past 4 years.  22 homes completed-  (2 sold) 20 long term rented.  

@Ray Dixon, to learn more about short-term rentals in and around the Atlanta market, I would highly advise joining the Facebook group, Atlanta Metro Short Term Rental Alliance.

All want experience right now so you must be able to prove you've successfully done it before to get funding right now unless you put crazy money down. 

I am looking to expand my portfolio whether in long-term rentals, STRs, flips, etc with a partner in order to better utilize funding, etc.

They could turn out to be a great tenant that stays long term because they have a problem finding anywhere else to go due to his felonious record🤷‍♂️

However, this recommendation could change based on specific interest rates, your personal financial situation, and long-term goals.
