It's really easy to listen to a guy that started 2 years ago talk about buying 40 properties and want to jump in full speed.

I used to be a diligent BP Podcast listener, but fell off in the past months, I'll get right back to it!

I have been constantly reading books and listening to all kinds of podcasts about REI.

I listen to her podcast all the time, she has some great interesting guests and is pretty reasonable about FIRE.

You should listen to BP Episode #301 with guest @Alexander Felice. 

But be careful as to whose pro-forma you're using.You can't use the broker's pro-forma and definitely not the seller's.You have to come up with your own analysis and your own pro-forma based on your analysis.As always "Buyer's beware" and be careful who you listen to.

The moral of that story is to listen intently in your training about how to complete the paperwork, what the process is, compliance, etc.

I’ve read posts, listened to podcasts, watched seminars, and read a few finance books but I am still afraid to get started.

While listening to podcasts, I keep this in mind, hoping to find the answer, but it's not clear to me.
