It's was kind of last minute thing they ask for before they would move in

I am looking to put a new fence around a backyard but should I go with cedar for the long lasting durability or treated pine since it is more cost efficient?  

The area around the University of the Pacific looked promising a while back when I last looked. 

Average DOM as of last month is 41 days with a median sales price of $415k. 

There's a similar trend I noticed in Lehigh acres florida. there was a miami based builder who came in earlier this year / late last year and built 5 modern homes. all 5 sold and set record prices for the area for single family homes. it's not that newark calls for this or any infill lot in columbus it's how can I deliver a premium product that will sell regardless of location. something with features that people want. 

I found a niche market for a STR and found a house last year for sale (75k) I put (20k) into it and just got it appraised at (165k) ( AWESOME!) 

Verifying last 2 years of rental history very important!
