Im new to the real estate game I'm only 22 but I would like some advice or tips on what to do.

Before giving a tenant keys, at least the first month and the security deposit should have been RECEIVED by the leasing agent/owner in the form of cash or money order to start the tenancy.

Account Closed Why not look a bit further south in the keys?

If she returned keys to you,, that's the date she gave up possession.. 

The key is if you collect a security deposit- make sure it is a separate interest bearing account- Cozy is great- I also use it for rent collection and they also have background and credit checks 

Find a turn key in Arizona that will generate lots of cash.

It's a two family and one of the units is turn key while the unit we will be in is not.

In any case, I wish someone would have written extensively on the turn-key process, interviewed several Turn-Key companies, and spent a hundred or so hours gathering due diligence...and then posted about it.
