Good access to NYC, Jersey City, Hoboken by bus, train, or car.I’m wondering what is the best way to go about finding tenants in this situation?

Im looking in jersey, bronx and anywhere theres a train to the city. 

Im in the process of getting my real estate agent license, i would like to get into whole saling real estate outside of New York(towards new jersey and Pa).

However, currently I invest in Southern New Jersey and with the high property taxes so far the best deals I’ve found is to be condos/townhouses.

This is in New Jersey. 

There are a lot of properties listed in the marketplace in the horribly ghetto cities of New Jersey like Newark, Trenton, Elizabeth, Paterson, etc. 

Most of my time is devoted to my commercial RE business so other income streams have to go without a huge direct involvement or creating another JOB.Any income stream will have some work to create it.Case in point I go eat at Jersey Mike's subs frequently.

I'm worried whether this mixing pot city will have a bunch of violence due to non-Raider jerseys at the games, if not, SUPER.
