Like I said though, if you solely thinking of cash flow and don't mind some issues if the money is good then do it.

We all know areas like Rockville, Silver Springs, Bethesda, etc.... wont be an issue but going further out towards Baltimore there must be a line in which the fundamentals of some areas will cause them to be affected more in a down cycle.I was in CA in the last down cycle so I don't know how this area was truly affected. 

In that area, you will certainly want it to be insured as vandalism could be an issue.  

Knowledge is power.Once you have purchased the community, you are going to need even more help and you are going to have a number of legal and compliance issues to deal with.

I became aware of this after another lawyer reviewed my lease, for another issue.

The only issue I have had so far is with our agent, he has been a pleasure to work with, very nice and helpful but.... in my opinion not experienced with investors.

@John Thedford That was another issue that i thought about, not having the capital upfront to purchase the properties.

I just got off the phone with Dependable Doors in Puyallup--They would not just sell me the spring (liability issues) but for $250 - $300 would install it.Two Five Three - Five Three Seven etc etc  ....They were a referral from my neighbor and they did 2 new doors on our street....""

So there is some liability issues here.Most of the appliances I just replace them instead of fixing them.

I would say that if you do this without the proper permits, you may have issues when you sell the property and try to claim it as one entire unit.
