Do you want the brokerage to have internal events that builds culture?

Sometimes even the PM/landlord if approval is still needed on a job.Since we've built this strong network of contractors and on-demand property managers with an effective communication platform, our internal team isn't being bogged down by unnecessary touch points and only act on jobs that require assistance. 

If the line is broken it has ot be replaced obviously but sometimes they can be reamed internally.

It is dated internally and will need a lot of work to get ready for sale or possibly setup as a rental property.

I'm in a county jurisdiction that uses the IRC (International Residential Code).But we also have two RV's, a Tiny Home and a detached Studio that will eventually each draw unwanted attention and require either a license as a storage facility or permitting as a campground. 

I have worked with internal family members and family friend contractors my whole life renovating houses.

In the mean time, I was waiting for a DocuSign or some kind of electronic/physical signature from both parties AND the management firm, that never came.I changed my mind, and updated the management company not to go with the lease, and they say "too late, we already signed".What really is my issue is, I had expected this company to find me a rental many months ago, they sat on it and did nothing, now that we are heading into spring, I don't want to lease the property out anymore

I recommend looking at Internal Rate of Return (IRR), which looks at the profitability of a property (cash flow, appreciation, depreciation, mortgage pay down) against other investments, e.g. the stock market.

I have an electronic version of my leases so I would simply change the dates and print it off.An amendment would work fine but instead of going that route and writing something new I stick to with what works, a new lease :)
