With a multi-head mini-split, each room can be individually controlled.

One thing I can't wrap my head around is the fact that the more properties you purchase, the more debt you go into (assuming you are taking out a loan to purchase each property).

For instance, if you can find a cash-flowing 5-unit building - as long as your credit score is good, and the property meets the banks due diligence processes (via a DSCR; debt service coverage ratio) - then they will lend on the deal.

I have a tab for each property.I keep a word doc for vendors with a table of contents with links to headings such a plumber, hvac etc.I get recommendations from my large local RE club whether I askednor someone else asked I keep this contact info for future reference.I have no need to pay for a service when I can easily and quickly manage with systems I have built using Microsoft office that I already have.Tenants pay rent via deposit, ACH Zelle or PayPal.

My gut says that this landlord thought he could manage a rental property from afar and then got in over his head with low quality tenants.
