However, I'm sure you can agree, many people got in the game during covid and did good that normally would of failed and the environment of all the lockdowns was what them do well.With things getting closer to normal every day (aside from the inflation and OMG the cost of things because I'm in Qatar and pay sometimes 1/10th of what you do), I feel it's going to be those that succeed are the ones that are putting in the extra effort like yourself and those that were never meant to be in it due to doing poorly or just plain crappy at customer service, they will flush themselves out. 

I have to agree with @Aaron Gordy , although as @Jordan Moorhead implied, it's true that money can be made in any market in any environment if you do it right.

. $15k profit after ARV is terrible, but not as terrible as your rate and origination points.You got a low ceiling property with terrible rates in a falling knife housing environment.

Props to you for finding a cheaper option than more unpaid rent and eviction proceedings in an environment where it is more and more difficult to remove non-payers.Of course it is not fair to need to do cash for keys. 

I have great 1st lien positions in place locked in an environment where “fixed debt” on properties that cash flow is the ASSET, instead of the properties now that interest rates are high and lending has cut back!!

Since we are in an inflationary environment  real estate purchased prior to this cycle and during this cycle will go up in value.

Haven't changed anything for me.This current environment may just create more opportunities for me, but will certainly not hurt me.If I can't write a check for it I'm not buying it.

I assume you're talking about investing in condos in beach cities but not necessarily in beachfront properties, who aren't the most profitable investments, given the high price tag that you can't fully pass through through a higher rental income.All these places could give you high returns but I'd avoid Cancun as people go there for the all-inclusive hotels and resorts and so a short-term rental makes less sense there.Most people pay cash since that's the easiest solution and it's often not necessary to use leverage to get a nice return on investment.
