The mortgage docs you received at closing should provide some information on how to remove the PMI early as sometimes there are restrictions, like minimum number of years before requesting removal based on new appraisal versus purchase price of home.

@Lorelei HilzSurvey's (improvement) are not usually recorded so you won't find them online and it won't be in the appraisal district records in the rare event a survey is recorded.  

I have done it a few times Its actually quite gratifying especially if they improved the property thinking no one would redeem.

So if you put 20% down and think you're going to refi for a better rate in 6mo (without having done improvements) then the market better have had a major uptick because you wouldn't have the equity to refi yet.

I set up a headshot, started a website and made some business cards and have already seen an improvement of my networking.

We purchased a brick triplex instead in a location which is not as desirable but it is still very good, maybe B or B+, and working on improvements right now. 

As technology improves I think you'll see the better operators bypass the platforms entirely and gain access to distribution using the aggregator sites.
