The mortgage docs you received at closing should provide some information on how to remove the PMI early as sometimes there are restrictions, like minimum number of years before requesting removal based on new appraisal versus purchase price of home.

@Lorelei HilzSurvey's (improvement) are not usually recorded so you won't find them online and it won't be in the appraisal district records in the rare event a survey is recorded.

So if you put 20% down and think you're going to refi for a better rate in 6mo (without having done improvements) then the market better have had a major uptick because you wouldn't have the equity to refi yet.
