In that event, the landlord can sue the tenant to recover the money deducted from the rent, or can file an eviction action based on the nonpayment of rent.

It's not the hottest rental market in the city, but I think you should be able to find qualified tenants. 

I am looking for asset protection in the event Insurance does not cover.

Just remember when you go to an event that another person might help you.
