No matter how great the property manager is, if there is only one, a car accident, health problems, family emergencies, etc., doesn't just hurt them, but all their clients as well.

My main issue with a short sale is related to not wanting to damage our credit when we will likely try to buy-up within the next 10 years.Lastly, we're looking at the SFR ($325k target) as something we would live in for five years before renting out as a long term buy and hold - we think we can secure a good 15 year loan that aligns with rental rates in the area.

If not, that will impact costs as well.In other words, you may find that you can build cheaper than you can buy, but you may find otherwise, depending on your experience and your network.As for the land cost, if you're building 1000 sf house, that $70K could be a significant percentage of the cost (it adds $70/sf) and it could be MUCH cheaper to buy; but if you're building a 5000 sf house, that $70K could be relatively inconsequential in the total cost of the property (it would only add $14/sf to the cost).

In the commercial world, I do not allow vendors on the premises unless they have their own insurances that protect the owners and take care of their laborers.Go to IREM.org and I believe their library includes general books relating to property management of residential and commercial.Again, ask for references, look for licenses, and ask that they carry insurance protecting you against their actions.

My Idea is to get educated in wholesaling for starters, I think this will get me into the know and into relations with essential people.
