@Marlin Helsel - I am not sure of your exact location, but if I could give you one piece of advice for meeting people, it would be this.Go to the Nav Bar > "Network" > "Members" Search for members in your area and message them asking to meet for coffee to just chat real estate.

You can set up a Google account and a local Google Voice number.

I would recommend if you are looking for a place to enjoy for yourself in addition to reducing rental income, then just search in an area you enjoy, like SC.You already know the area, you know how much people are paying for rentals in that area, and you know what makes a good rental based on what you enjoy.

I get that you have equity and that’s valuable, but I just can’t seem to get my head around the numbers side of it - An example would be best, so if there’s a thread with this already I’d love to see it but I can’t search on the app!

Here is the problem with "lists".I get calls all the time  from sellers that received a postcard through the mail, ... they googled houses for cash, and they found us!

You can always search google for random websites on "real estate" to do research on your own.

You will have to run the numbers with loan officer that is wired on VA Loans, but it might be a possibility.Also, I'm not sure if you are familiar with Northern Virginia, but as your home search moves further South from Arlington toward Fredericksburg prices reduce (a lot).
