There are two fences side by side, mine is straight and goes from the ally down to about 10 ft from my house.

The passive investor will need some good luck.My first buy n hold that was mine was from 2003 (my family has had buy n hold since the late 1970s)and I have a fairly good paying 9-5 job so I did not start from scratch. 

They provides bad leads and expect you to turn them into a gold mine.

@Ned Carey, I wonder if your area is comparable to mine, so do you typically request about double what you paid for people you know and 2x+ for others?

Mine are simply apartments that are in a decent area of town...and people stay here on vacation or to visit people!

People don't have savings and if you have tenants that always pay and stay a long time, then they're worth their weight in gold.

I tend to try to be within an hour of mine at this time.
