A better question than whether prices have gone up too quickly is to what degree the surging valuations are divorced from justifying fundamentals.Take my home market of Denver as an example.

I think my knowledge of REI got me the job, because a guy with a German degree and 20 years in the restaurant business somehow became a banker.

So today I decided to cold call about 19 or so leads I got while driving for dollars and out of them I got 1 lady politely said dont call me back, 1 lady told me she was going to move into the vacant abandoned property another lady said the house was listed on the market for 240k and it was vacant with broken windows as well, I also had alot of bad numbers and I left about 13 voicemails. and a few of the properties had no telephone numbers associate with them. all in all I think It was a decent day.can anyone share any experiences with cold calling maybe even a script I think my script or my voice sounds very practiced like I've done this before which I have in college (marketing degree) for a sales class and after a while you can tell it's scripted.

It could cost you more in current taxes than if you did nothing. The WA LLC pays and deducts mortgage interest. The WY LLC receives the mortgage interest and pays taxes on the interest at marginal rates. If the WA LLC is a passive investment activity with suspended losses, you will globally pay interest (via the WY LLC) that you wouldn't have otherwise needed to pay yet.If the WA LLC has positive income, then it's a wash.If the property is new and you want to shift money from one pocket to another for the next 27.5 years with no real benefit to yourself, have at it.

I think the Dave Ramsey approach to paying off bad debt, getting on a budget and sticking to it is all good common sense advice that everyone at a high level follows to a degree.

Starting someplace big like Greystar might teach you management basics, but not real estate investing strategies....A plus to this is you could learn to turn units, interview guests and close contracts for rent, etc...Without a degree you might not be able to be a "Property Manager" but you could possibly be a leasing agent driving the golf carts around with possible renters, and etc..Now this is not not a high paying job, and what you need is CASH Money. So if you have an opportunity to get into a high paying trade, such as an electricians helper working your way to master electrician, your wallet will be much more full over time.Read Rich Dad Poor Dad<--(that).Good Luck!
