Is keeping it as a rental the best use of that money, or would selling and taking the tax free gain to invest for a higher return get you to your goal more quickly?

Of course the reason it is so low is bc it was my primary residence when I did that.I guess the broader point is that I want to exploit the unrealized capital gain in the asset, not back out the basis on original mortgage.

When dealing with unlicensed wholesalers you’re going to have a lot of issues like the ones mentioned above and others you didn’t mention, like gaining accessTo house, title issues and so forth.I’ve been around real estate for 3 years now and just this past week I finally found someone who found a good deal through a wholesaler.It’s a flip.

Not sure what you mean here....land is a non-depreciable asset that usually generates a 1231 gain when sold if used in a trade or business.
