Personally, I feel like we there are significant benefits to narrowing the strategy down to specifics like certain property type, financing strategy, neighborhood class, property condition, etc.

As far as contract is involved in hindsight I would have refused the service of RPM preferred but they (TTK) provided me with an entry to Houston market and I gave them the benefit of the doubt.

Future goal is to gain financial freedom from real estate investing.

Some see that as a benefit, I see it as a disadvantage.  

The only problem is if a flip it, i'll be subject to short term capital gains.

The benefit to the seller is that they would immediately have their house under contract/sold (to me) and would receive 75% of their money quickly.
