Unfortunately many agents working short sales and foreclosures (including those being certified in such areas by state sanctioned companies) are not really knowledgeable enough on the process to do basic research on such situations.

The flyer also says it has a new roof, remodeled kitchen, large shed, newer appliances and freshly painted interior.I found the 2010 purchase price and it was $199,000.

In this order.Curb appeal, fresh paint, clean, well trimmed landscaping, but, try to avoid spending a ton on plants and flowers, etc.Wood(faux) floors(laminate or engineeered) less than $2 per sq for flooring and will be about and extra $2 per sq to install.

I always paint though because the curb appeal of a fresh new paint job with a color that compliments the interior goes miles when reselling the house.
