A slightly better list - I had 5 calls and got 1 under contract.List 3:- "Vacant houses, with 70% equity or more, owned by out of state owners" - 7 responses and 2 under contract.So Direct mail works, but there's definitely an art to understanding what criteria you need to filter for to target the really motivated sellers in your chosen farm area.

My next list in the exact same area and criteria has so far netted me zero deals after 6 mailings.As mentioned above, I would definitely pay the 15-20 cents per lead to be able to filter on equity.

Dave did an excellent job explaining what sanitizing the list means.s to which filters to use, I would disagree with one of the options from Michael which was 40%-100% equity.
