Send a different marketing piece every 3-5 weeks for 5-7 weeks is great.Keep your message simple in the beginning and expand or elaborate as you continue to send to those on your list.Be specific in your lead search.

As an example, you can find fairly easily in Waterbury, CT that many units will sell at $30K and rent for $700+ (2+%).

Treasury yields are currently near all-time lows, interest rate spreads for most lenders remain at favorable levels, and underwriting guidelines continue to moderate due to an ever expanding supply of active lenders in the market.

Commercial Mortgage - These are most easily found at local banks, however some larger banks offer smaller commercial loans typically with a minimum anywhere from $100K on up.
