Not at REIA's - go to public auctions - meet real investors - talk to title companies - who is buying and selling lots of real estate - read your legal newspapers - look at who is advertising for properties.

It could be on the MLS, it could be on a auction website like auction.com or Hubzu, they might post notice of the property for sale or for auction in the local newspaper etc.

This newspaper article is making the rounds on Facebook in Maine. http://www.centralmaine.com/2017/01/07/elderly-cou...Basically, an elderly couple living in a derelict "camp" (camps in Maine aren't usually year-round) didn't pay their taxes for over 5 years and their property was foreclosed by the town and sold.

Both allow you to buy real estate leads (not to be confused with people who haven't been contacted or responded to any marketing) but I don't think either of them gives you exclusive rights to leads.
