From what you said that you wanted it may be a good fit.

I also have excellent credit and about 40k in savings. my long term goal is to have multiple rental properties.

The majority of the Cleveland multi family housing stock is going to fit this bill.

It fit my goal for the first property which was to learn the house buying process by buying something move-in ready that I didn't have to do any interior work on (all the main capital equipment has been replaced in the past few years) since I travel every week. 

So when the seller came to me and the deal fit my criteria, I set out to raise the money.

As a realtor, I can control my searches, and if I see a property hit the mls, I can access it right away, and not rely on someone else to fit me into their schedule. 

However it is not a good fit for everyone.
