At the moment I do not have the credit, down payment and connections to secure financing therefore I would structure the purchase this way :Tell the seller I would like owner financing for a 5 year period but I am willing to pay more than asking price.Purchase price $2,100,00010 % down ($210,000) 5% interest 5 year term owner financing (balloon after 5 years and than I would secure institutional financing )30 year amortization Would this entice a seller and would they be willing to go through with owner financing ?

Before the government and the industry reigned in short-sale exploitation - what used to be called "A -> B-> C" transactions, this type of exploitation was rampant, and even was promoted heavily by "the gurus" as a way to get big paydays for relatively little effort.

Originally I had thought I would create an LLC and sign for the loan personally so that I would be the general partner and the other investors would be limited partners, I would also be able to set up an operating agreement that would define how cash flows are paid to the investors (as the GP I would get a promote over a preferred return for assuming the risk and managing the deal).
